Davis & Co Property Letting provides property management services across Yorkshire. Based in North Leeds, you’ll predominantly find us between Leeds, Wakefield, York, Harrogate and surrounding areas.
Whilst some people may expect that to be a stressful process, allow us to talk you through it step by step as we take the hassle out of it.
1 – Check the contract you have with your current letting agent. Don’t get this confused with a tenancy agreement. This is between the landlord and the agent. How long is left on it, are there any early exit fees?
2 – Send them formal notice that you will be leaving their service.
3 – ๐๐ก๐ข๐ฌ ๐ข๐ฌ ๐ฐ๐ก๐๐ซ๐ ๐ฐ๐ ๐ญ๐๐ค๐๐จ๐ฏ๐๐ซ. We work with the previous agent to acquire all paperwork linked to the property. It is our job to look through everything from the tenancy contract, to certificates and deposit etc. We look for any red flags here and if found we rectify them before takeover.
4 – This step is optional, but we do recommend you to contact your tenants to notify them of the change. We do this ourselves anyway to issue Section 47/48 notice of change over including the welcome letter to our service, updating them on payments, inspections and any outstanding maintenance they have.
5 – Then finally, ask your prior agent for confirmation that there are no outstanding fees and that your working relationship has ended. Meanwhile we will have collected the keys to finalise the process
